Overview:
- Lead and oversee all phases of commercial real estate and construction projects, from planning and design to execution and close-out.
- Act as the owner's representative to ensure project goals, schedules, and budgets are met.
- Develop and manage project budgets, forecasts, and financial reports, ensuring alignment with the client’s objectives.
- Coordinate and facilitate communication between clients, architects, contractors, and other stakeholders.
- Evaluate and negotiate contracts with consultants, vendors, and contractors to achieve cost-effective solutions.
- Monitor construction progress, ensuring compliance with project plans, specifications, safety regulations, and quality standards.
- Conduct risk assessments and proactively mitigate potential project issues to minimize disruptions.
- Prepare and present regular project status reports to stakeholders, addressing key milestones, challenges, and solutions.
- Ensure all permits, inspections, and regulatory requirements are obtained and adhered to throughout the project lifecycle.
- Manage project schedules using tools like MS Project or similar software, ensuring timely delivery of milestones.
- Conduct post-project evaluations to identify lessons learned and areas for improvement.
- Foster strong relationships with clients and stakeholders, serving as a trusted advisor throughout the project.
Qualifications:
- Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
- Experience: 10+ years of project management experience in commercial real estate, construction, or facilities management, with a focus on owner’s representation.
- Proven track record of managing large-scale, complex projects from pre-construction through completion.
- Strong knowledge of construction methods, materials, building codes, and regulations.
- Experience managing budgets, schedules, and contracts for multi-million-dollar projects.
- Proficiency in project management software such as MS Project, Procore, AutoDesk or Primavera.
- Exceptional leadership and decision-making skills with the ability to manage cross-functional teams.
- Excellent communication and negotiation skills, with the ability to build and maintain relationships with clients, contractors, and stakeholders.
- Familiarity with permitting processes, safety standards, and regulatory compliance requirements.
- Ability to identify risks and develop proactive strategies to mitigate them.
- Professional certifications such as PMP, CCM, or LEED accreditation (preferred but not required).
- Strong analytical and organizational skills with the ability to manage multiple projects simultaneously.
