DRAGONFLY THERAPEUTICS

OBJECTIVE

The project involved the construction of a 150,000 SF, multi-story headquarters within a new life science development, combining dynamic office environments with state-of-the-art laboratory facilities. Designed as a 50/50 lab and office space, the new headquarters consolidates Dragonfly Therapeutics’ operations under one roof supporting both groundbreaking research and the collaborative work that drives it. The office floors feature open, light-filled layouts that promote transparency, movement, and cross-disciplinary interaction, with flexible work zones and shared meeting spaces designed to foster innovation and teamwork.

600 Federal Street Labs

OBJECTIVE

Celera Properties acquired 600 Federal Street in Andover with the intent of updating and converting the office building into lab-ready space. The project scope included extensive replacement and upgrade of supply and exhaust air handling units, pH neutralization facilities and connections, electrical service upgrade, along with a new boiler plant. In addition to lab-ready conversion the project included upgrades to the building entry and common space, a seating area, shared café and fitness facility to be utilized by all building tenants.

CHALLENGE

Facility was occupied throughout construction. Careful planning and coordination occurred during major work including structural steel work for new shafts and rooftop mechanicals, MEP modifications through occupied areas for future use, and shutdowns for switchgear replacement.

OUTCOME

Following completion of the conversion the two newly completed spec suites were leased to Sarepta Therapeutics and Univercells. The exterior building upgrades and expansion followed completion of the building conversion in 2023. Development and project management services were provided for the conversion as well as the core and shell design and construction of the expansion area.
