OBJECTIVE
The 1515 Commonwealth Avenue project required structured closeout
oversight for a newly delivered two-building residential development. Our role
was to provide The Davis Companies with technical leadership during
turnover, ensuring all architectural, MEP, and life-safety systems were
verified, documented, and fully prepared for long-term operations and
resident occupancy.
CHALLENGE
Coordinating the closeout of a complex condo and rental development
demanded rigorous control of contractor deliverables, architectural
punchlists, and buyer punchlists. System commissioning, warranty alignment,
and resolving late-stage construction issues required clear workflows to
maintain schedule, protect quality, and support seamless transition to
property operations.
OUTCOME
We delivered a comprehensive closeout of the project that included validated
O&M manuals, finalized punchlists, and a structured warranty-tracking
program. All building systems were confirmed operational, deficiencies closed,
and resident issues resolved promptly. The result is a well-documented,
high-performing community positioned for long-term stability and efficient
management.
