OBJECTIVE
Seurat Technologies partnered with Anchor Advisors on a campus-wide
expansion initiative comprising over 10,000 SF of ISO-rated
cleanrooms, R&D labs, and office upgrades. The Anchor Team played a
key role early in the process by evaluating site viability, helping Seurat
strategize how to expand within its current footprint while maximizing
capital efficiency and preserving future flexibility.
CHALLENGE
The existing site wasn’t initially designed for high-performance
cleanroom environments. Converting the facility into a space capable of
supporting varying ISO-level cleanrooms and advanced R&D required
not just MEP and structural upgrades, but deep strategic alignment
around timing, lease obligations, and long-term scalability. Our team
worked to identify and validate the best location for the cleanroom
expansion, modeling scenarios for lease restructuring and capital
deployment to support a multi-phase development path.
OUTCOME
Anchor’s early diligence helped Seurat to de-risk the expansion through
a strategy to bifurcate real estate functions. The result: dedicated
buildings to serve specific purposes of the business; print depot, a
certified cleanroom environments for manufacturing and production
and expansion of headquarters.
